What is Buyer Brokerage?

Buyer Brokerage is a new concept in Real Estate in Alberta. Buyer Brokerage has been around for many years in other parts of North America. Up to 70% or so of the homes purchased in the U.S. are purchased under Buyer Brokerage.

Buyer Brokerage is a formal agreement between you and a realtor. The purpose is to increase the level of professionalism and service to buyers who are looking for the best results.

Simply put, you would be crazy to try to sell your home without having a written formal (and binding) agreement between you and your realtor (the brokerage) that clearly defined the roles you each played and what all the terms of the agreement are. These would be obvious things like the names of those involved and the sale price offered. A listing (selling) agreement has many other terms and conditions that should be in writing to make the roles and responsibilities clear to all parties.
